Staffed villas
in Jamaica

A fully staffed villa in Jamaica normally includes a cook, a housekeeper and a caretaker or butler, with their wages built into the nightly rate rather than charged as an extra. Staff work set hours, usually around breakfast through dinner, and you buy the food separately unless the villa is sold as all-inclusive.

What “fully staffed” usually covers

In Jamaica, staffing is the norm at the top of the market rather than an upgrade. A four-bedroom villa typically comes with a cook, a housekeeper and a caretaker or gardener. Larger estates add a butler, a second housekeeper and sometimes a dedicated laundress. The team is generally employed by the owner and stays with the house, which is why the good ones know the property and the area far better than any concierge could.

How staffing scales with size

As a rough guide, expect around three staff for a four-bedroom villa, five or six for a six-bedroom, and eight or more once you are into eight-bedroom estates. What changes most is not the headcount but the coverage — smaller villas usually have staff on site from breakfast until after dinner, while the larger estates often keep someone on the property overnight.

Staffed is not the same as all-inclusive

This is where most first-time villa renters get caught out. A staffed villa gives you a cook; it does not automatically give you the groceries. In the usual arrangement you agree menus, the cook shops, and you settle the food bill separately at cost. An all-inclusive villa folds food and often drinks into the rate. Both are common in Jamaica, and the difference can be several hundred dollars a week, so it is worth asking directly which one you are being quoted.

Tipping, honestly

Service charges are not usually included. The widely used convention at Jamaican villas is around ten per cent of the accommodation rate, left at the end of the stay and divided among the team. Many owners will tell you the split they prefer. Tipping individually for something exceptional is normal and welcome, but the pooled tip at the end is what the staff actually plan around.
