Beachfront villas
in Montego Bay
Montego Bay faces north-west, which gives it calm water for most of the year. But much of the coastline immediately around the city is rock or seawall rather than sand, so genuine walk-out beachfront is concentrated in a few specific stretches rather than spread along the whole bay.

[ See every stay ]Where the sand actually is
The usable beaches cluster in three places: the town beaches around Doctor’s Cave and Cornwall, the Rose Hall and Ironshore stretch east, and the club beaches west towards Tryall. Between those, a great deal of the shoreline is limestone shelf with a seawall — beautiful to look at, and you will be entering the water by ladder rather than walking in.
The question to ask before booking
Ask for a photograph taken standing on the sand looking back at the house. Listings across this coast use beachfront for anything with water at the boundary, and the difference between walking out onto sand and climbing down a seawall is the entire holiday if you have small children. We only call something beachfront here if you can walk out onto sand without crossing a road.
Seaweed and season
Sargassum seaweed affects Caribbean coastlines in some years, generally worst between roughly May and August. The north coast is less affected than the eastern side of the island, and hotels and villas clear their frontage, but it is worth knowing it exists rather than being surprised. It comes and goes in waves rather than sitting all season.
