Montego Bay

Luxury villas in
Montego Bay

Montego Bay’s luxury villa market splits cleanly in two. West of the airport, the Tryall and Round Hill corridor holds the island’s most expensive addresses. East, the Rose Hall and Ironshore belt has more stock, more golf and slightly softer prices. Both are fully staffed as standard.

West of the airport: Tryall and Round Hill

This stretch running towards Hanover is the most prestigious address in Jamaica and has been for decades. Villas here sit within club estates with their own beaches, golf and tennis, and many carry club membership for the duration of your stay. Expect the highest rates on the island, the most experienced staff, and a level of discretion that is the actual product. The trade-off is distance — about thirty minutes from the airport and a long way from anything resembling a town.

East of the airport: Rose Hall and Ironshore

The larger of the two markets by some distance. Gated communities, championship golf at Half Moon, White Witch and Cinnamon Hill, and a wider spread of sizes and prices. Fifteen minutes from arrivals, which matters more than people expect with children or a late flight. If you want a genuine choice of properties rather than whatever is left, this is where you will find it.

What actually moves the price

Bedroom count matters least. What moves a Montego Bay villa rate is whether it is genuinely on the water, whether it comes with club access, and the season. The same six-bedroom house can be US$1,200 a night in May and US$3,500 over New Year with a seven-night minimum attached. If your dates are flexible by even a fortnight either side of the holidays, the saving is substantial.
