Jamaica’s luxury villa market is concentrated in three areas: the Tryall and Round Hill corridor west of Montego Bay, the Rose Hall belt to its east, and the north coast around Ocho Rios. Nearly all come fully staffed, and most sit between US$800 and US$3,000 a night depending on size and season.
What you are actually paying for
At this end of the market the building is rarely the difference. Two villas with the same bedroom count and the same view can be a thousand dollars a night apart, and the gap is almost always staff quality, maintenance and how well the place is run. A beautiful house with a tired team is a worse holiday than a plainer one with a cook who is genuinely good. This is the single thing photographs cannot tell you, and the reason we visit before listing.
