Beachfront
villas in Jamaica

In Jamaica the words beachfront, oceanfront and sea view are used loosely and mean very different things. Beachfront should mean you can walk from the property onto sand. Oceanfront usually means the water is at the boundary but the shore is rock or cliff. Sea view can mean the sea is visible from one upstairs window.

Beachfront, oceanfront, sea view

Nobody polices these words, so they get stretched. We use beachfront only where you can step from the garden onto usable sand without crossing a road. Oceanfront means the water is right there but you are entering it from rock, a cliff ladder or a dock — often wonderful, but not the same thing if you have small children. Sea view means exactly that and nothing more. If a listing anywhere says beachfront and the photographs are all taken from a balcony, ask for a picture taken standing on the sand looking back at the house.

Private beach is rarer than it sounds

Jamaican law generally protects public access along the shoreline, so a genuinely private beach is unusual and normally belongs to a large estate or a resort. What most villas have is a stretch of sand that is quiet and effectively theirs in practice. That is usually fine — but it is worth knowing the difference before you picture an empty beach and find a vendor walking along it.

North coast versus south

The north coast between Montego Bay and Ocho Rios has the calmest, most swimmable water and the most beachfront villa stock. Negril has the best sand on the island along Seven Mile Beach. The south coast is wilder and less developed, which some people prefer and others find isolating. Where you want to be depends far more on what you want the water to do than on the villa itself.
